CMHC Repair Grants - for Homeowners, Renters and Seniors

Rental RAP
• For owners of affordable rental homes
• Rent being charged can be confirmed
• Home is at least five years old and lacks
basic health & safety features OR…
• Home requires major repairs in: heating,
structural, electrical, plumbing and fire
safety.
• Fully forgivable loan of up to 100% of
the cost of eligible repairs.
• Maximum grant $24,000

Rental Rates & Income Levels
Max Rent with Utilities
Bachelor or 1 bedroom - $616
2 bedroom unit - $715
3 bedroom unit - $735

Tenant Income Gross
1 person and couple households $25,500
2 to 3 persons $29,500
4 to 5 persons $35,000
6+ persons $37,500

Rental Secondary/Garden Suite
• For homeowners who would like to create an
affordable rental suite.
• 1st tenant must be low income senior 65+ OR adult
with disability.
• Maximum rent for 1 BR w utilities= $616
• Maximum tenant income gross=$25,500
• Maximum grant $24,000

Home Adaptation for Seniors (HASI)
• For homeowners 65+ who need to renovate their
home as they age.
• Permanent residence only.
• Total household income is $41,000.
• Maximum grant $3,500
to improve basic facilities & safety
(hand/bath rails, lever handles, easy to reach kitchen & storage).

RAP for Disabilities
• To eliminate physical barriers, safety risks &
improve mobility for disabled persons.
• Homeowners max property value $250,000
• OR affordable rent to disabled tenant.
• Maximum grant $24,000 to ad ramps, handrails, chair lifts,
bath lifts, lower countertops, cues for fire alarms/door bells.

Emergency Repairs (ERP)
• For homeowners re safe occupancy
Heating, chimney, doors/windows, foundation, roof, walls, floors,
ceiling, plumbing & electrical.
• Total household income 1-2 persons $41,000
3-persons $47,000/4-persons $54,000/5-persons $58,000.
• Maximum grant $6,000
needs CMHC home inspection to preapprove

Homeowner RAP
• Home is at least five years old and needs
major repairs in heating, structural, electrical,
plumbing & fire safety.
• Homeowners max property value $250,000
• Total household income 1-2 persons $41,000
3-persons $47,000/4-persons $54,000/5-persons $58,000.
• Maximum grant $16,000
